Planning permission defined

Construction of new buildings and major changes to existing buildings or homes usually requires the owner or developer to obtain planning permission from the local authority. This planning system is designed to stop inappropriate and/or dangerous structures popping up over the British landscape.

Is planning permission needed?

If you are planning to develop a new building or construct a new home, you will need planning permission. Outbuildings and extensions on residential homes also often require planning permission; however, loft conversions and adding conservatories to a home may not require any planning permission.

Making an application

Planning permission can be applied for online. A Local Planning Authority (the Authority) will decide whether or not to grant planning permission. The decision will be based on the Authority’s development plan. It will take into consideration things such as:

  • the number, size, layout, siting and external appearance of buildings
  • the infrastructure available, eg roads and water supply
  • any landscaping needs
  • what you want to use the development for
  • how your development would affect the surrounding area, eg if it would create lots more traffic

If you fail to apply for planning permission, you could be made to return your home to its original state at your own cost.
